Although buy-to-let (BTL) has expanded hugely from just 120,000 transactions in 2000 to 1.8m mortgages in 2015, the Government has tried to halt this expansion in order to help first time buyers get on the property ladder. Its tax changes include restrictions on mortgage interest relief, higher stamp duty and the tightening of “affordability” criteria, which means landlords must increase their rental income relative to their mortgage payments (interest cover).
